Terms and Conditions
Contract
The contract for a short term holiday rental shall be made between the Canterbury Cottage owner, referred to as 'the owner', 'us' or 'we', and the person making the booking and all members of the holiday party, referred to as 'the client', 'you' or 'your' in the following booking conditions. UK law will govern the contract. The contract of hire is not effective until we have processed the deposit and issued written confirmation. The person making the booking must be over 18 years of age and the booking form must list the names, addresses and ages of those in the party. Bookings will not be accepted from groups of single people under the age of 25 years. The contract will be subject to these booking conditions, which must be complied with.

Payment
Bookings are only accepted upon receipt of the signed booking form and a deposit of 40% of the holiday cost. Written confirmation will be sent. The balance of the rental will be due for payment eight weeks prior to the holiday commencement date. Failure to pay the balance by the due date may result in cancellation at our discretion and forfeiture of the deposit. Guests can re-book dates if they are still available, in which case the deposit will not be re-charged but an administration fee of £30 will be charged. If the booking is made within eight weeks of the holiday start date, the full rental will payable immediately. All payments shall be made by cheque, payable to Mrs Susan Goodall.

Cancellation
Cancellations must be notified to us immediately by telephone and confirmed in writing by recorded delivery. The booking deposit is non-refundable under any circumstances. If your cancellation falls within eight weeks of your arrival date, the full rental will be payable. If we are able to re-let your booking, we will refund to you the final letting price (which may be less than you paid) less an administration fee. If we are unable to re-let, there will be no refund under any circumstances.

Cancellation Insurance
We strongly recommend that you take out cancellation insurance to protect against the cancellation penalty. Cover may include death, injury, illness, redundancy, cancellation of armed forces leave, summons for jury service or as a court witness, or your home becoming uninhabitable. You may choose to take out your own Holiday Insurance cover through your own insurance broker.

Circumstances Beyond The Control Of The Owner (Force Majeure)
If for any reason we have to cancel your booking in advance due to circumstances beyond our control, for example fire, flood, exceptional weather conditions, epidemics, destruction / damage to the property ('force majeure'), you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons, you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.

Period Of Hire
Arrival: Your accommodation will be available to you from 4.00 pm on the commencement date. If on the day of arrival you find that you will be later than 4.00 pm, you must advise us so that alternative arrangements may be made. Should you not arrive by 12.00 noon on the day following commencement of the booking, and the owner not having received notification of this, the owner shall be entitled to re-let forthwith and the client will remain liable for the full hire charge.

Departure: Your accommodation must by vacated by 10.00 am on the day of departure. Failure to do so will result in you being charged a further day's rental.

Number Of Persons Using The Property
Only those guests listed in the booking form may stay in the property. Under no circumstances may more than the maximum number of persons stated in the brochure and the website occupy the property. We reserve the right to refuse admittance if this condition is not observed.

Liability
The use of the accommodation and amenities at Canterbury Cottage is entirely at the users' risk and no liability can be accepted for death, injury and loss or damage to users or their belongings. No responsibility can be accepted for loss or damage to belongings or vehicles. These are your responsibility at all times. The person making the booking assumes financial responsibility for property damage caused by all persons in his or her party and the guests of such persons.

Care Of The Property
You shall take all reasonable and proper care of the property, its furniture, pictures, fittings and effects, and are expected to leave all in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. Guests will be surcharged if the property requires unusual additional cleaning after departure.

NB Additional cleaning may be scheduled on request at an additional cost.

Damages and Breakages
You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand. You must provide a security cheque for £150.00 at the same time as payment of your rental balance. The security cheque must be made payable to Mrs Susan Goodall, dated the first day of your holiday, and contain a valid cheque guarantee number and your details on the reverse. This cheque will be refunded in full after the holiday provided that there is no damage or breakages. Any discrepancy in the inventory should be reported to the owners or their agent within 24 hours of arrival, failing which it will be deemed to have been correct.

Pets
We do not accept pets.

Smoking
No smoking is allowed in the cottage or gardens.

Right Of Entry / Breach Of Contract
We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. If there is a breach of any of the Terms and Conditions, the owners reserve the right to re-enter the property and terminate the tenancy without prejudice to the other rights and remedies of the owners.

Warranties / Liabilities
The owner's staff and agents have no authority to vary the Terms and Conditions and no telephone or other conversations, description or opinion, albeit in good faith, shall be held to alter the owner's printed matter. Canterbury Cottage is solely for holiday letting and is, therefore, exempt from any statutory protection under the Housing Act 1988 or other relevant legislation.

Complaints
Every effort has been made to ensure that you have an enjoyable stay. We hope that you enjoy your stay, as we value your custom and would like you to return. If you do have any problem or cause for complaint, please contact us immediately to give us the chance to resolve it. Please do not attempt any repairs to the property or its contents yourself.
